At Regal Homes, we are happy to price owner supplied plans for you. We have the expertise to estimate your building costs so you understand all the costs involved in the project. And if, at times, a designer has created your dream home without having the experience of designing within a budget, we can help.
Our experienced builders know where you can reduce costs and still maintain the essence and feeling of your original design. We keep the important design and aesthetic choices that you have made, and can make suggestions where you can reduce costs to fit the build back into your budget if required.

Tweaking things
Most designers will look carefully at the siting of your new home on your block. Requirements can vary depending on developer conditions, local council/ACTPLA requirements and where your home’s optimal location is to make the most of building costs and running costs once you move in.
Just in case important considerations are overlooked by the designer when siting your new home, we will ensure that lease and development conditions, council requirements, building efficiencies and solar orientation are all taken into account.
Sometimes just changing the smallest detail from a builder’s perspective can save you thousands and this means you have a house that is more affordable to build and cheaper to run once you move in.

Speak Directly to the Builder
When preparing an estimate for your new home, many sales consultants will utilise a formula that they have been given by the builder. While this may work on some occasions, there are many different factors that need to be taken into account to prepare an accurate estimate.
At Regal Homes, the builder that prepares your estimate, will also prepare your proposal, your contract, and your orders for your job. Ensuring the requirements to build your home are clear and easy to understand throughout the entire process. This means no nasty surprises after you start building your home.

The great unknown - site costs
While the cost of your house is where the majority of the cost is, a very important factor is everything below the floor level of your new design. In order to estimate your new design correctly, it’s important that accurate site costs are included. Site costs can include any cutting or filling and general preparation of the building pad, your distance from electricity, water and gas mains, and soil classification for your footings and slab.
This is often an area which can throw a build off budget and off track. After all, wouldn’t it be horrible if your estimate was created based on an incorrect soil classification, an important factor that you might not find out till after you sign the contract with other builders and a very costly oversight.
While we cannot account for all conditions below the ground on your block, at Regal Homes, we find out as much about the possible site costs as possible by requiring a soil classification and contour plans prior to providing an estimate. If you don’t have these reports, the good news is that we can source these for you at cost price. While there is a direct cost involved in sourcing these reports, they are yours to keep and are required for plan approval regardless of which builder you choose to engage.
